Welcome to Escape to Extraordinary!, featuring premier vacation rental condos and vacation rental homes located on the breathtaking Kona and Kohala coasts of the Big Island of Hawaii. We have been West Hawaii’s Most Trusted vacation rental program for two decades. All of our properties have been hand-picked and represent some of the finest available in West Hawaii. Our territory runs from Keauhou at the most southerly part to the Mauna Kea Resort at the farthest north. We make every effort to assure our guests have the best vacation experience possible.

Worry Free Booking!

In response to the recent Coronavirus pandemic, we are offering the following enhancements to our services:

  1. Self-Check-ins with keyless entry (keyless entry currently offered on only some of the units).
  2. Strict Cleaning Protocols utilizing recently published standards from the Vacation Rental Management Association (VRMA). These protocols utilize increased use of personal protective equipment for cleaning staff, disinfecting of all surfaces using CDC-recommended products, especially on high-touch areas, new procedures for changing linens and bedding and much more. Doorknobs, keyboards, light switches are all disinfected.
  3. Increased time intervals between guest stays for optimal cleaning.
  4. No Resort Fee

Should travel to Hawaii be closed down due to COVID 19, you may either rebook on a different date with no penalty or cancel at any time and receive a full refund minus the cancellation fee to cover our expenses of credit card and booking fees paid on your behalf.

We are not offering refunds for those who become ill before traveling or while they are here. That should be covered by travel insurance as is other illnesses.

Short Term Vacation Rentals (STVR)

Effective April 1, 2019, all vacation rental owners on Hawaii Island are required to register their property and pay a $500 fee. Each property will be reviewed to assure full compliance with the new ordinance. The stated deadline for application is September 28, 2019, but the online form indicates “no registration deadline” for vacation rental properties that are located in designated resort areas who were already doing short term vacation rentals.

The application process requires the following:

    • Online registration form: Hawaii Registration Packet.
    • Proof of payment of Property Taxes from this site: Hawaii County Real Property.
    • Copies of the Transient Accommodations and General Excise Tax licenses.
    • Site Plan. Drawn to scale, on 11” x 17” white copy paper, identifying:
      1. All property boundaries, dimensions, setbacks, and easements;
      2. Location of existing and proposed structures, driveway access, swimming pools, ancillary structures, eaves, and overhangs shall be clearly identified and labeled;
      3. Designated parking spaces for the STVR in compliance with Hawai‘i County Code (HCC), Sections 25-4-50 through 25-4-54; and
      4. Reference points such as roadways, shoreline, etc; and
      5. Table indicating total square footages of each of the structures on the property
    • Proof of your prior use of the property as an STVR.
    • Proof may include tax documents for the relevant time period or other reliable evidence.
    • Floor Plan. Drawn to scale, on 11”x 17” white copy paper, identifying the location and use of all rooms in the STVR with dimensions of all spaces.
    • Notarized Affidavit of Compliance. All landowners must sign a copy of the attached Short-Term Vacation Rental Affidavit of Compliance. Submit notarized affidavit(s) with this application.
    • Pre-existing STVRs: Please provide proof of your prior use of the property as an STVR. Proof may include tax documents for the relevant time period or other reliable evidence.

 

We have recently undergone this process for our own two condos as well as initiated the registration process for those properties we currently manage. Although we have found the county employees who assisted us to be very helpful, the process itself is incredibly onerous. It is probably impossible to do this unless you actually live here or have a (very) helpful property manager or  a local attorney. We feel that many persons with legal rentals may find it to be too difficult of a process and discontinue altogether. Escape to Extraordinary is determined to complete the process for our current rentals and will assist in the application process of any prospective owners who wish to place their property in our vacation rental program.
